We are experts at pricing rental property. Owners want to get the most they can for their
property. We understand that. There is also the time value of money. An
overpriced property may sit on the market vacant for 2-3 months. At $800 to
$2000 per month loss, how long should you wait for that extra $600 to $1200 per
year? We will advise you of what the market is bearing at the time you decide
to market your property for rent.
We are professionals at matching a particular prospect to a
property. We advertise for
qualified tenants through many sources, including the newspapers, Yellow Pages,
real estate guides, flyers and pamphlets, and the World Wide Web to name a few.
We have repeat business from past tenants. We receive referrals from past
tenants, the Jupiter/Tequesta Chamber of Commerce and other Realtors and
brokers who are not interested in rentals. The pool of prospects we pull from
is much greater than any one newspaper ad could produce.
We screen all tenants through a professional screening
company. It's a good start
to finding a qualified tenant for your property. Employment and past Landlords
are also checked. Security deposits and other considerations are mandatory.
O.K. You have a prospect, now what?
Most
owners are clueless as to their legal responsibilities for disclosure to
prospective tenants. We are licensed professionals, under the same guidelines
for rentals as sales from the State of Florida , United States Acts of
Congress, and Palm Beach County.
Fair
housing, lead based paint, radon, and other disclosures are some of the
pitfalls we help owners to avoid. Although we are not licensed to practice law,
we do know how to obey them!
I'll accept these tenants, what happens now?
After
negotiating the rental terms, we will arrange for a lease to be prepared. We
will also coordinate any condo or homeowners association approvals on your
behalf. We will help the tenants with any orientation of the property, or
association, track keys and note any discrepancies that there may be at the
property. We will pay any state and local taxes if due on the rental on your
behalf. Constant monitoring of any appliance/repair is available if you choose.
We will collect the balance of the deposits due, and disburse to you upon
move-in. At lease end, we will conduct a walk through inspection of your
property, and advise you of damages, if any. We also collect the keys, and will
coordinate the next tenants move in.
